What is a Stormwater Detention System?

Stormwater Detention Systems regulate the rate of stormwater discharge from a development site to prevent any adverse impact on downstream properties.

Stormwater detention systems are common on multi-dwelling development sites, as the amount of stormwater run-off from roofs and driveways caused by heavy rainfall can potentially over-load existing Council stormwater systems. The reason being that when Council stormwater systems were installed many years ago, they were designed for the stormwater run-off from a single dwelling, not multiple dwellings per site.

The purpose of a stormwater detention system is to temporarily contain large surges of stormwater in large diameter underground pipes and pits within the property boundary, whilst slowly discharging the stormwater into the council stormwater system in a contolled manner. This prevents overload of the council stormwater systems and potential flooding of neighbouring properties.

How do I know if my development project requires a Stormwater Detention System?

Not all development sites require stormwater detention systems.

The requirement for a stormwater detention system is generally determined by Council upon receipt of a Planning Application and will be stipulated as a condition on the Planning Permit issued by Council.

Stormwater detention requirements can vary by Council and often depend on the characteristics of the development site, such as fall and existing Council stormwater  infrastructure capabilities.
